Buy a BusinessMUD stands for Motivation, Urgency, and Distress — an informal way to score how likely a seller is to accept a discount, seller financing, or a fast, flexible structure. It’s not a formula; it’s a lens for triaging leads so you spend time where a deal can actually happen.
- Motivation — why they want to sell: retirement, burnout, health, divorce, a partner dispute, a move. A seller with a real reason negotiates; a seller “just testing the market” usually doesn’t.
- Urgency — how fast they need it done. A deadline (a lease expiring, a health event, a relocation) is what turns a nice-to-have into a deal.
